Deer Valley real estate absorption rate snapshotWe have compiled our “Absorption Rate Snapshot” for the Deer Valley Resort real estate market as of August 1, 2013.  As we report monthly, below you will find the highlights of this analysis.  We compile these numbers on a monthly basis looking for trends and the trends, for the most part, continue to show market improvement.

When we refer to the overall Deer Valley Resort real estate market below, we are including the following submarkets: (i) Lower Deer Valley, (ii) Upper Deer Valley, (iii) Empire Pass and (iv) Deer Crest. We compile inventory statistics for each of these submarkets as well as the overall Deer Valley market, so if you would like more specific submarket information, please let us know.

Single Family Homes: As of August 1, 2013, there were 69 current active listings in the overall Deer Valley single family home real estate market, 2 under contract and 38 homes that have closed escrow in the past 12 months.  This represents 22 months’ supply of available single family residential inventory.

Condominiums:  There are currently 129 active listings in the overall Deer Valley condominium real estate market, 12 under contract and 112 condominiums that have closed escrow in the past 12 months.  This represents 15 months of available inventory. 

Although these numbers continue to reflect an overall buyer’s market for the Deer Valley Resort real estate market, the yearly trend does continue its steady movement back toward market equilibrium.

When we refer to the overall Deer Valley Resort real estate market below, we are including the following submarkets: (i) Lower Deer Valley, (ii) Upper Deer Valley, (iii) Empire Pass and (iv) Deer Crest. Single Family Homes: As of July 1, 2013, there were 63 current active listings in the overall Deer Valley single family home real estate market, 3 under contract and 37 homes that have closed escrow in the past 12 months.  This represents 21 months’ supply of available single family residential inventory.

Condominiums:  There are currently 134 active listings in the overall Deer Valley condominium real estate market, 9 under contract and 111 condominiums that have closed escrow in the past 12 months.  This represents 15 months of available inventory. 

Although these numbers continue to reflect an overall buyer’s market for the Deer Valley Resort real estate market, the yearly trend does continue its movement back toward market equilibrium.

Deer Valley Summer Season Opened Today

Summer photo at Deer ValleyWe just enjoyed a wonderful hike at Deer Valley Resort, which officially opened today for the summer season. As in past seasons, Deer Valley is operating three chairlifts, serving hikers and bikers at Snow Park, Silver Lake and Empire Pass.

According to communications manager, Emily Summers, Deer Valley has “60 miles of maintained trails.”  Some of these trails are designated as “hiking only,” but most have dual uses. Deer Valley operates a full-service bike school throughout the summer.

Additionally, Deer Valley offers other ways to get acquainted with the mountain.  The historical society conducts free guided hikes the second Sunday of every month through October, and one can also hire a mountain guide any day of the week.

In the evenings at Deer Valley, the music begins.  The resort will be offering free Wednesday night concerts featuring local bands.  Weekends will be showcasing musical acts from all across the country.  Please click here for more information.

Also, if residents or visitors need a place to drop off their children for a day, a week, a month or even the whole summer, Deer Valley offers a day camp throughout the summer.  According to Summers, “it’s a day camp, and you can do a per-day rate, so it’s good for people who are visiting.”

Deer Valley’s summer operations will run until Labor Day, September 2.

DEER VALLEY MARKET SPOTLIGHT

Graph of Deer Valley real estate sales trendsJim Barth & Associates recently updated the DeerValleyReport website by posting an Average Sold Price trend analysis for the Deer Valley real estate market market.  On the “Deer Valley Stats” page, Jim Barth & Associates showed the trend in the average sold price for both single-family homes and condominiums sold from 2002 through 2012 in all of Deer Valley, which includes Lower Deer Valley, Deer Crest, Upper Deer Valley and Empire Pass. Overall, in 2012 the average sold price for both single family homes and condominiums increased, with prices showing some signs of strength in certain neighborhoods.  In particular single family home sales in Deer Crest showed marked improvement, where the average sold price increased 33% over the previous year.  For more detailed analysis, statistics and graphs of the Deer Valleyreal estate market, please click the Deer Valley Stats page.

Stein Eriksen Lodge Deer Valley Invests $5M

Picture of the Stein Eriksen Lodge at Deer Valley UtahStein Eriksen Lodge Deer Valley is constructing a brand new ballroom in one of its largest expansion in more than three years.  The construction is already well underway and the luxury resort plans to open the new ballroom in May.

This project is the first meeting-space expansion since the 2002 Winter Olympics.  The lodge is doubling its meeting space and enclosing a larger portion of the space for guests. 

“We are fortunate to have such amazing views of Flagstaff and Empire,” said Sarah Myers, the Marketing and Public Relations Director for Stein Eriksen Lodge Deer Valley, “and that’s what you would have as a backdrop to meetings and events here.  This was a need in the area, and it doubles our conference space.”

The new ballroom will seat 500 guests, making it one of the largest meeting spaces in Park City.  An entire wall made of retractable glass will open onto an additional 3,700 square feet of outside terraces.

Costs for this project are estimated to be more than $5 million.

Deer Valley Report Broker Notes: Property Tour

The Cottages in Deer Valley UtahToday we had the opportunity to attend the bi-weekly Deer Valley, Utah real estate broker tour featuring approximately nine properties located throughout the Deer Valley real estate market area.  Each home was open and available for the various Deer Valley luxury brokers to tour.  At Jim Barth & Associates, we make it a priority to visit each Deer Valley property featured on the tour.  As we visit each home, we rank the residence from a Negative “2” to a Plus “2” based on variables such as location, overall quality of structure, level of finish, value, etc.  This information is then input into our proprietary database for purposes of determining a number of market variables applicable to the overall Deer Valley real estate market.
